What do I need to do prior to the arrival of the inspector?

Access to the attic access opening and crawl space access should be clear, as well as having a clear path to the electrical meter(s), water heater, HVAC units.

All utilities should be "on", if possible.

There may be an additional charge if we need to return to the property to reinspect any areas that may have been inaccessible at the time of the inspection.

What is included in a home inspection?
A home inspection includes a thorough examination of the property's structure, systems, and components, with a detailed report provided to the client.

How long does a home inspection take?

The duration of a home inspection can vary depending on the size and condition of the property, but typically takes 2 hours.

Do I need to be present during the inspection?
While it is not required, we recommend that clients be present during the inspection to ask questions and gain a better understanding of the property.

Is it ok to have remodeling and/or repairs in progress while the inspection is taking place?

It is best to order the inspection once all repairs and/or remodeling have been completed before our arrival.

The home can be occupied, staged with furnishings, or vacant during the inspection.
